Our community is facing increasing pressure from buyers eager to build and sellers ready to cash out. To preserve what makes Whisper Lake special, here are five practical, low-cost ideas that can be implemented without burdening residents with new fees.

Protective Lot Holding Strategy
Allow the POA to acquire key undeveloped lots to preserve green space, trail access, or lakefront views. Lots could be held long-term or resold with deed restrictions that protect community interests.
Lot Consolidation Recognition
Incentivize owners to combine adjacent lots by offering Whisper Lake dues discounts or long-term voting benefits. Fewer lots means fewer future homes.
Whisper Lake Stewardship Fund
Create an optional fund to help purchase or protect high-priority lots. Even small donations can make a lasting impact.
POA Land Trust Reserve
Establish a POA-managed fund to purchase strategic lots when they go up for sale. This gives the community a proactive way to protect key spaces without relying on mandatory dues increases.
Development Cap Advocacy
Work with the ECC to explore voluntary build pacing and potential covenant updates. This keeps growth aligned with the community’s values.
